Over the last few days our offices have been inundated with eager travelers inquiring about potential short term rentals in Nantucket. The big questions in everybody’s mind are simply:

Can I come to Nantucket for one or two weeks this summer?, and

Can I find a home at this late date that is accepting short term rentals?

Fortunately on April 28th, 2020, Governor Charlie Baker formed the Reopening Advisory Board, comprised of representatives from the business community, public health officials, and municipal leaders from across the Commonwealth with the simple goal of providing guidance as we move to re-open the state during the Covid-19 Pandemic.  Further, on May 18, a comprehensive plan on how to safely reopen the state was presented. The plan projected four-(4) different phases for the re-opening, all of which were planned based on meeting certain health care milestones.

While many items outside of Phase 1 remain uncertain or are in the process of being defined (TBD status), the report published by the governor’s office sheds light on the four-phase approach to reopening our state.  Key public health metrics will determine if and when it is appropriate to proceed through the four reopening phases.  The biggest outstanding question for the Real Estate community in Nantucket, and for many of you, is clarity on short-term rentals (less than 31 days) and lodging.  Short-term rentals are currently slated to be included in Phase 2 of the plan and are likely to reopen with restrictions.  Until that time, short-term rentals continue to be subject to the restrictions previously put in place by the Governor’s office, see full report and restriction here. Although, at this time there is no fixed timeline for each one of the phases delineated in the Governor’s plan, if is expected that if Phase 1 goes well in terms of new Covid-19 cases, hospitalization, and ICU utilization, then Phase 2 could begin as soon as June 8, 2020.
